Using binoculars, a drone camera, or by getting on your roof, you can conduct a homeowner’s roof inspection before calling your insurance agent. In today’s blog, I’ll provide you with a checklist to conduct your inspection. Signs of Roof Damage
Print this checklist for your preliminary inspection.
- Holes/leaks inside your home
- Water damage on ceiling in home
- Previous patches on roof
- Moss or algae on shingles
- Diagonal zig-zag or zipper lines around multiple shingles
- Loss of granules on shingles
- Obvious white spots from hail or golf ball damage
- Built-up leaves on roof
- Curling, buckling, torn, or missing shingles
- Lifted shingles (sticking up)
- Tile roof: missing, broken, or slipped tiles
- Metal roof: dents, dings, rust, peeling paint, damaged or missing flashing
- Tree branches rubbing against shingles, soffits, trim, or gutters
- Gutter and/or downspout, drip edge dings
- Valley flashing dings or other damage
- Damaged sealant around penetrations (pipes coming out of roof)
- Damaged sealant around chimney, skylights
- Damaged or dinged turbines
- Sags in roofline
- Waves or dips in roof surface
- Blistering on shingles
- Alligatoring (weblike cracks) on shingles
- Water ponding in puddles on roof surface
- Damaged or missing flashings
- Damaged trim, soffits, fascia
- Wood rot
- Attic inspection for leaks, holes, moisture markings, damaged wood, and insulation damage (or insufficient insulation), insulation blocking ventilation; look for light coming through the attic ceiling as a sign of damage

What causes roof damage?
Roofing is designed to endure a set number of years, between 15 and 30 years for asphalt shingles. (Asphalt is the traditional residential roofing material, though some roofs are metal, tile, wood, or roll-out roofing.) A roof beyond its age limit will need replacement since the materials were not created to endure the elements for longer than the shingle’s set lifespan.
Many factors can cause roof damage.
Hail, of course, and wind, can damage shingles, gutters, downspouts, roof penetrations, fencing, outdoor furniture and accessories, and window screens. All of these are usually covered by homeowners’ insurance. Call your agent or check your policy for details.
Homes on a golf course may incur roof damage from golf balls.
Tree branches can rub against shingles to cause wear and flaws in shingles.
Moss and algae will damage a roof, as well.
Any area that holds water is susceptible to rot. Moisture in the attic is a sure sign of a problem.
Improper installation of roofing and roofing elements can result in damage. For instance, some roofs are not properly ventilated, and over time no ventilation can result in moisture and rot issues.
