Unlike most home maintenance tasks, replacing a roof protects the whole home. Roof replacement is a rather large project, but for a quality roofing contractor in the Fort Worth area, it should take only a few full days of work. For large homes and businesses, the project can last five days or more.
I’m Chris Duty with ROI Construction. ROI is a general contractor specializing in roofing, remodeling, and small construction projects. Because we do practically everything when it comes to home remodeling and repair, we can fix or replace your roof and repair any damage the leaky roof has caused.
If water leaks reach your ceiling, you’ll see water spots develop. They begin as a growing area of discoloration, and as more moisture penetrates the sheetrock, they may become brown or, at worst, black with mold and mildew.
Other times, leaks are hidden behind walls or cabinets. The moisture causes wood rot and mold, sometimes in places you cannot see. Homeowners should get a thorough indoor, attic, and roof inspection if any leaks develop.
If you choose ROI for your roof replacement, we can also remove damaged materials and install sheetrock. Our contractors are experts in plaster/texture, paint, window and door replacement, flooring, and carpentry projects. To schedule your no-cost, no-obligation roof inspection in the DFW area, give me a call at 682-337-1849 or email [email protected].
Now let’s look at those top five questions homeowners ask about replacing a roof.
What does a new roof cost?
The cost of replacing your roof can only be estimated after facts are gathered. When I create a roofing bid, I have to determine first of all whether you need roof replacement or repairs. I look at the same things your homeowners’ insurance adjuster will inspect, and more. My goal is the good of my client. You deserve a quality roof replacement with materials similar or identical to the roof that’s no longer sound. It’s why you pay for insurance!
The insurance adjuster usually wants to make you happy, but he’ll have his employer’s best interests at heart, not yours. This means, I fight for optimal coverage and he fights for the minimum expense to his employer.
You’ll be responsible for your deductible. Refer to your policy for that number. It should be your out-of-pocket expense. Your insurance provider should cover the rest of the cost for your new roof and related damage. If they deny a claim, our in-house insurance experts will continue to submit evidence (photos and descriptions of damage) as long as it takes for you to receive the coverage you deserve. In some cases, though, an insurance adjuster agrees with our assessment and pays for total roof replacement without debate.
The type of shingle and materials you choose for roof replacement, the area of your roof, and any related damage that needs repair, like wood rot or gutter damage, will go into the creation of your estimate. You’ll have the option to upgrade your roofing materials, but the difference between what the insurance pays and the cost of the roof you select will come out of your pocket.
Note that your roof loses value just like your car does. This means the insurance company will add depreciation to your compensation. This can increase your out-of-pocket expenses.
So, to adequately create a bid, or estimate, to replace your roof, I’ll need to conduct a thorough inspection of the damage. Then I’ll work up a bid to provide you with a number. From there, we’ll find out what your insurance coverage is and explain the potential out-of-pocket expense. We offer financing for qualified applicants.
Is ROI a local roofing contractor?
Yes! We serve the greater DFW area and are based in Fort Worth.
I could write an entire blog on this topic, and I probably will. After a bad storm, roofing salesmen flock to the damage site and knock on doors to sell their products. There’s nothing wrong with this. When storms strike, homeowners need help fast.
It Is Very Important That You Ask Your Roofer Where His Company Is Based!!!
Roofing contractors drive hundreds of miles chasing storms for an opportunity to sell roof replacements to homeowners. The industry is highly competitive.
If you enter a conversation with a roofer, ask where his company is based. Sometimes the answer is Louisiana, Oklahoma, or Alabama, for instance. This is a problem because of the warranty. If your roof develops flaws covered by the warranty, you’re more likely to get the damage covered if your contractor is based in the State of Texas. Out-of-state contractors are notorious for not fulfilling warranty obligations.
What are the top 5 roofing materials?
Most residential homes have a composite or asphalt shingle. Custom shapes and colors, as well as shingle durability upgrades, are available with both materials. Your other options are wood, metal, clay, or slate.
Ensure that you have a quality roof installed. Here are some tips to help you in the roof replacement journey:
- To make your roof last as long as possible, hire a reputable, local roofing contractor.
- Choose quality accessories for your roof (vents, pipe boots, skylights, perimeter metal, etc.).
- Proper ventilation for the attic must be installed. Ask about options.
- You must keep your roof clean by removing moss, algae, and leaves before they cause damage, and by cleaning your gutters once or twice a year when they begin to fill with debris.
What time of year is best for roof replacement?
Fall is the best time of year to replace a roof because, in most areas of the USA, the weather is mildest during the autumn months. However, we can replace your roof any time of year, as long as:
- It’s not actively raining, snowing, sleeting, or hailing
- The wind is not too harsh
- The temperature is not below 40 degrees
How often should you expect to need a roof replacement?
An asphault roof should last 40-50 years if it doesn’t encounter wild winds, major temperature fluctuations, or other damage (usually hail damage). In the Dallas-Fort Worth area, we have some pretty significant hail and wind storms, particularly in the spring and early fall. It’s not unusual for roofs to become damaged or even totaled by one of these storms.
Weather in DFW has made the average life of a residential roof about 10-25 years. One strong hailstorm can total a roof in a matter of minutes.
