More Answers to Googled Questions about Getting a New Roof

Today I’ll answer the first seven questions that pop up when I google “questions about getting a new roof.” Every one of my clients has asked at least one of these questions.

Are you a licensed roofing contractor?

ROI is based in Texas, where no state license is required. However, we are bonded and insured for the protection of our clients. We have an excellent BBB rating, as well as great Google Reviews. 

How do you research roofing options?

Well, that’s my job! After your insurance adjustor and I inspect your roof, if you need a new roof I’ll ask you about the color, style, and longevity of the shingles you’d like. There are many great standard options, and we can also look at designer shingles if you prefer. Most residential roofs are shingled with a composite or asphalt product, but we’re experienced in installing clay, slate, and commercial roll-out roofing. 

I’ll be happy to bring samples of shingles to your home, so you can see exactly what you’re paying for in a new roof!

How long do roofs last?

Generally, a composite or asphalt shingle roof can last up to 30 or 50 years, but in Texas they tend to last about 15-20 years. Our hail, wind, and ice storms take a toll on roofs, as well as fences, gutters, windows and window screens, and even brick. I inspect your entire outdoor property and can inspect indoors if you’ve had leaks or water damage. What does a new roof cost in Texas?

The cost of a roof depends upon the surface area of the home’s roof, as well as the cost of the shingle and materials you select for your new roof. I’ll provide you with a bid after a thorough inspection of your roof and property.

Your homeowner’s insurance will have a deductible, which you’re responsible for paying. If you’re uncertain about the deductible on your policy, call your agent.

Roofs generally start around $30K, and that’s a loose estimate. Your insurance deductible might be between 2-10K or more. If this amount simply isn’t in your budget, you have a few options. The last time I had a new roof installed, the contractor covered my deductible. Why can’t you do that?

As of September 1, 2019, the law HB 2102 made offering to waive, offset, or absorb a homeowner’s deductible a CRIMINAL OFFENSE.  We cannot cover a client’s deductible or wrap it into the cost of the roof. We would be risking our business and livelihood if we disregarded this law. 

To help homeowners afford a new roof, we offer payment plans and accept credit cards. You can also explore a HELOC loan from your bank if your home has 20% equity or greater. The more equity you have in your home, the greater the loan you can borrow.

How will you protect my property while installing my new roof?

When we replace a roof, the old roof must come off so that we start on a sound foundation. In addition, thousands of nails are either removed or installed, and nails can harm your lawn mower or car tires. 

Rest assured, our crews are EXPERTS at protecting our clients’ property. We lay down tarps while removing a roof, so everything falls on tarps instead of your lawn, driveway, and flowerbeds. The tarps are emptied into a truck or dumpster. Also, we have large magnets to scan your property for stray nails. Our foremen take pride in being conscientious about protecting your property when installing a new roof.
